Pricing a Home to Sell
The first thing we do is study past sales. Depending on if the market is moving fast or slow defines how far back we need to study. The most important piece of this puzzle is to study homes that have actually closed, not what is actually for sale. A home that has been sold and closed is the actual price that buyers are willing to pay. Studying how fast homes are selling will determine IF you can list it for higher than what has recently sold.
Our algorithm is the best in the business. Is it perfect? No, there are factors that can change on a dime and disrupt our recommended value. Are we super close? Yes, most of the homes we close sell for at or above value.
As a starting point, we recommend an auto valuation to get an idea of your home’s value. (Get ours here). These reports will pull closed sales and auto value your home based on sales only.
Once you are ready to sell, call us so we can go over our pricing algorithm and get your market price. We need to physically see your home to get this number.

Our most basic service option. There is a small set up fee to get started. Think of this as the “For Sale By Owner” option on steroids. This allows us to market your home along side you. If you find a buyer, pay us nothing. If we find a buyer you pay us a fee. Your home will not be connected to the MLS. We find buyers through our marketing & exclusive buyer network. The option does not utilize all of the sciences involved in the Science of Selling.
This option is the whole enchilada. All 6 of Sciences of Selling are included. The science of pricing, beauty, exposure, urgency, negotiations, & closing. Yes, the MLS is included. In the science of exposure the MLS just happens to be the most critical part of the process. When all the sciences are working together in harmony your home will sell quickly & for top dollar.
